Leasing Manager – Build-to-Rent (BFR) / Single-Family Rental (SFR)
Position Summary
The Leasing Manager is responsible for overseeing leasing operations across a geographically dispersed Build-to-Rent (BFR) and Single-Family Rental (SFR) portfolio. This role leads remote leasing agents and partners closely with local market coordination teams to ensure consistent execution, strong occupancy performance, and an exceptional resident experience across scattered-site and community-based rental homes.
This is a highly data-driven and process-oriented leadership role. The Leasing Manager must understand leasing funnel metrics, manage performance remotely, and implement scalable systems that support growth in a fast-paced SFR environment. The ideal candidate is analytical, operationally disciplined, and experienced in driving results across multiple markets.
Key Responsibilities
Remote Leadership & Market Oversight- Directly manage and coach remote leasing agents and leasing coordinators handling BFR and scattered-site SFR inventory
- Partner with local coordination teams to support showings, move-ins, inspections, and market-level execution
- Establish clear KPIs and accountability standards across markets
- Conduct virtual one-on-ones, performance reviews, coaching sessions, trainings, and team meetings
- Motivate and engage team members who are not office-based
- Ensure consistent prospect communication standards across all markets
- Drive occupancy across both scattered-site homes and purpose-built rental communities
- Oversee leasing pipelines including inquiry management, self-showings, agent-led tours, and application processing
- Monitor and improve key SFR metrics such as:
- Lead response time
- Tour-to-application conversion
- Application approval timeline
- Days on market
- Pre-leasing performance (for new BFR communities)
- Coordinate lease-up strategies for new BFR communities
- Ensure pricing strategy execution in collaboration with revenue and operations leadership
- Oversee renewal strategy and retention performance
- Collaborate cross-functionally with maintenance and construction teams to ensure homes are rent-ready and meet company standards
- Lead team utilization and performance tracking within:
- Yardi (property management and reporting)
- HubSpot (CRM and lead tracking)
- Google Workspace (Google Suite)
- Power BI (dashboard reporting and performance visualization)
- Advanced Excel/Google Sheets for forecasting and portfolio analysis
- Analyze leasing funnels and identify performance gaps
- Prepare weekly and monthly performance reports for the SVP of Operations
- Provide data-backed recommendations for operational improvements
- Ensure accuracy and integrity of portfolio data
- Develop and refine scalable leasing SOPs tailored to BFR and SFR operations
- Standardize remote leasing workflows and communication protocols
- Improve cross-functional processes between leasing, maintenance, and operations teams
- Ensure compliance with Fair Housing and company policies across multiple states
- Support integration of new markets, acquisitions, and lease-ups
- Ensure seamless prospect-to-move-in transitions
- Oversee coordination between leasing agents and field teams for home readiness
- Support resolution of escalated leasing-related concerns
- Enhance resident retention strategies within the SFR model
- 5+ years of experience in property management, with direct experience in BFR and/or SFR portfolios
- 2+ years of leadership experience managing remote teams
- Demonstrated experience in scattered-site portfolio management
- Strong proficiency in:

- HubSpot
- Google Workspace
- Power BI
- Advanced spreadsheet modeling and analysis
- Deep understanding of SFR leasing funnels and performance metrics
