Commercial Loan Processor and Closing Coordinator
Evergreen Equity Partners LLC is a boutique, nationwide commercial mortgage banking firm specializing in small-balance commercial real estate (CRE) lending up to $5,000,000. We focus heavily on alternative financing options for small business owners and real estate investors who face strict guidelines or timing issues with traditional banks.
We are seeking an organized, deadline-driven Commercial Loan Processor & Closing Coordinator to join our team in Baltimore, MD. In this role, you will act as the operational hub of our firm, taking commercial loan files from initial application through underwriter approval, title clearance, and funding escrow.
Responsibilities:- Manage an active pipeline of 15 to 30 small-balance commercial mortgage applications.
- Collect and audit complex borrower documentation including personal financial statements, business tax returns, operating agreements, and property leases.
- Order, track, and review vital third-party reports including commercial property appraisals, environmental data (Phase I), title commitments, and land surveys.
- Work closely with Commercial Lending Advisors to clear underwriter conditions and collect missing requirements from borrowers.
- Partner directly with title insurance companies, corporate attorneys, and escrow officers to calculate closing disclosure figures, prepare loan doc packages, and coordinate closing wires.
- Minimum 2+ years of professional experience processing commercial real estate loans, commercial mortgages, or alternative bridge financing.
- Deep familiarity with commercial title structures, LLC/Entity formation documents, and commercial property insurance requirements.
- High proficiency using modern digital loan origination systems (LOS), cloud storage platforms, Adobe Acrobat Pro, and Microsoft Excel.
- Strong communication and relationship-management skills to follow up with entrepreneurs and vendors.
- High school diploma or equivalent; Bachelors degree in finance, business administration, or a related field is preferred.
- Competitive base salary of $55,000 $75,000 per year, commensurate with experience.
