Job Description
The Development Director will report directly to the Head of Development and play a central role in scaling a high‑volume single‑tenant net lease platform across priority regions.- Originate and execute single‑tenant net lease development opportunities with national and regional retail brands
- Leverage existing retailer relationships to position the firm as a preferred or master developer across targeted Southeast and Sunbelt markets
- Lead site selection efforts using a proprietary, data‑driven market identification platform
- Negotiate letters of intent, development agreements, and key commercial terms with tenants and partners
- Oversee projects from concept through delivery, coordinating with internal finance, asset management, and analytics teams
- Expand broker, retailer, and municipal relationships to ensure sustained pipeline growth
- Contribute to the long‑term strategy and geographic expansion of the development platform

The Successful Applicant
For the Development Director - Single Tenant Net Lease (STNL), we are seeking:
- A proven development professional with deep experience in single‑tenant net lease retail
- An established network of national or regional retail tenant relationships (convenience, fuel, grocery, essential retail)
- Demonstrated success sourcing and executing ground‑up retail developments
- Strong understanding of site selection, market entry strategy, and retailer decision‑making
- Commercially astute with strong financial, negotiation, and structuring capabilities
- Entrepreneurial mindset suited to a fast‑growing, relationship‑driven platform
- Experience operating across multiple Sunbelt or secondary growth markets
- Competitive base salary ranging from $150,000 to $175,000 USD annually.
