Acquisitions Associate

A growing real estate investment and asset management platform is seeking an Acquisitions Associate to support investment sourcing, underwriting, due diligence, portfolio analytics, and transaction execution across a diverse real estate portfolio.

This role offers significant exposure to acquisitions, asset management, capital markets, and portfolio strategy while working alongside experienced investment professionals.

The ideal candidate will possess strong financial modeling capabilities, excellent analytical skills, and a demonstrated understanding of commercial real estate investment fundamentals.

Key Responsibilities

Investment Underwriting Analysis
  • Build, maintain, and enhance complex real estate financial models using Excel and Argus.
  • Perform discounted cash flow analysis, return metrics calculations, sensitivity analyses, and valuation assessments.
  • Evaluate acquisition opportunities across multiple property sectors and investment structures.
  • Analyze market fundamentals, operating performance, leasing activity, and investment assumptions.
Due Diligence Transaction Execution
  • Coordinate and evaluate acquisition due diligence materials, including:
  • Environmental reports
  • Property condition and engineering reports
  • Title and survey reviews
  • Historic operating statements
  • Lease documentation
  • Market and competitive analyses
  • Assist with transaction closings, financing activities, and disposition processes.
  • Work closely with internal and external stakeholders throughout the acquisition lifecycle.
Investment Committee Reporting
  • Prepare detailed investment memoranda and presentation materials for investment committee review.
  • Draft written recommendations supporting acquisition and disposition decisions.
  • Conduct portfolio and asset-level performance analyses.
  • Develop recurring and ad hoc reporting for internal leadership and capital partners.
  • Maintain portfolio valuation and forecasting models.
Portfolio Management Support
  • Monitor asset performance against underwriting projections and business plans.
  • Support asset management initiatives through financial analysis and strategic recommendations.
  • Assist with portfolio-level budgeting, forecasting, and performance measurement.
  • Participate in special projects and strategic initiatives as assigned.

Qualifications

Required Experience
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field.
  • Minimum 4 years of commercial real estate investment experience, preferably in acquisitions, investments, or a hybrid acquisitions/asset management role.
  • Proven experience underwriting and evaluating commercial real estate investments.
  • Experience preparing investment presentations and written investment recommendations.
  • Demonstrated ability to manage multiple projects in a fast-paced, deadline-driven environment.
Technical Skills
  • Advanced financial modeling and valuation capabilities.
  • High proficiency in Argus Enterprise and Microsoft Excel.
  • Strong understanding of discounted cash flow analysis, investment metrics, and real estate valuation methodologies.
  • Experience analyzing commercial property cash flows and investment performance.
  • Exposure to residential investment opportunities is a plus.
  • Development underwriting experience is preferred.
