About Our Client

My client are a leading Pudget Sound Owner/Builder with an excellent market reputation.

Job Description
 •  Identify and evaluate potential land development opportunities through market research, site visits, and feasibility studies.
 •  Manage all aspects of the land development process, including site acquisition, due diligence, entitlements, permitting, design, construction, and project closeout.
 •  Develop and maintain relationships with landowners, brokers, consultants, contractors, government agencies, and other stakeholders.
 •  Prepare and present project proposals, budgets, schedules, and progress reports to senior management and investment partners.
 •  Negotiate contracts, purchase agreements, easements, and other legal documents related to land acquisition and development.
 •  Coordinate with internal teams, including engineering, architecture, finance, and legal, to ensure project objectives are met on time and within budget.
 •  Monitor market trends, zoning regulations, environmental requirements, and other factors that may impact land development opportunities.
 •  Ensure compliance with all applicable laws, regulations, codes, and industry standards throughout the development process.
 •  Oversee the selection, hiring, and management of external consultants, contractors, and vendors.

The Successful Applicant
 •  Bachelor's degree in civil engineering, urban planning, real estate development, or a related field. Or equivalent industry experience
 •  Experience in land development, real estate development, Civil Engineering or related field.
 •  Proven track record of successfully managing land development projects from concept to completion.
 •  Strong understanding of land use regulations, zoning ordinances, entitlement processes, and environmental permitting requirements.
 •  Excellent analytical, negotiation, project management, and communication skills.
 •  Ability to work effectively in a fast-paced, dynamic environment with multiple projects and deadlines.
 •  Proficiency in Microsoft Office, project management software, GIS, and other relevant tools.
 •  Professional certifications (e.g., PE, PMP, LEED AP) are a plus.
 •  Valid driver's license and willingness to travel as needed.
