An esteemed General Contractor, whose built landmark projects throughout the Inland Northwest for close to a decade, has hired Aspen Personnel Service to help them find an outstanding Estimator to join their team.

This position will report to the Vice President and collaborate closely with Preconstruction Managers, Project Executives, and Project Managers, and will play a pivotal role in their estimating endeavors. Given that 90 percent of our projects are either negotiated or utilize alternative delivery methods, you'll often be engaged in cost estimation from conceptual design through final Guaranteed Maximum Price (GMP) development.
Our estimating methodology integrates Lean principles, particularly emphasizing the Target Value Design (TVD) process, seamlessly woven into the preconstruction phase.

Job Duties and Responsibilities:

 •  Demonstrates comprehensive understanding of CSI Master Format and adeptly navigates the proper methods and sequencing for the installation of each CSI division of work.
 •  Enhances construction acumen by collaborating with operations, architects, and trade contractors to proactively resolve potential construction challenges.
 •  Exhibits thorough mastery of construction documents and leverages them to anticipate potential construction complexities.
 •  Capably estimates project costs at the 100% Construction Documents (CD) level.
 •  Demonstrates ability to estimate projects at the 50% Design Development (DD) level and above.
 •  Proficiently estimates portions of projects at Schematic Design (SD) level and above, identifying and estimating incomplete design elements.
 •  Skillfully cross-references and coordinates drawings/details across various disciplines and specifications.
 •  Proficiently reads and comprehends drawings, specifications, and all project documents to ensure completeness, constructability, and risk identification.
 •  Supports, compiles, updates, and finalizes comprehensive project estimates from initial concept to GMP establishment for CMAR, GC/CM, and design/build projects.
 •  Conducts quantity take-offs and applies unit prices for all CSI Masterformat divisions, including self-performed work.
 •  Reviews and analyzes trade partner pricing for all trades and offers recommendations for awards.
 •  Engages trade partners to contribute to the development of progress estimates.
 •  Assists with trade partner negotiations before award.
 •  Demonstrates understanding and sets up project-specific general conditions for projects under $5M.
 •  Accurately estimates ground-up projects without support
 •  Skillfully estimates the companies self-performed scopes of work with appropriate accuracy and detail.
 •  Develops comprehensive, detailed, and accurate budgets based on limited design information.
 •  Understands and constructs the logic behind productivity rates.
 •  Utilizes historical cost data to evaluate and estimate construction project costs (labor, equipment and materials, etc.) across all project scopes, self-performed work, systems, and assemblies.
 •  Embraces a culture of continuous improvement; incorporates Lean principles into daily activities and tasks.
 •  Updates and maintains the cost estimating database, including completed production rates, costs and durations for self-performed work, trade partner costs, and overall project costs.
 •  Maintains and upholds professional relationships and high ethical standards consistent with our company.
 •  Ensures estimates are complete and error-free.

Skills and Experience:

 •  Bachelor's degree in Construction Management or related field.
 •  Minimum five to seven years of estimating, cost control, or related experience, preferably with healthcare, life sciences, higher education, K-12 education, and commercial projects.
 •  Experience with self-performed concrete estimating is advantageous.
 •  Proven track record with GMP and lump sum estimates.
 •  Proficiency in MS Excel spreadsheets, on-screen take-off (OST) software, and scheduling software (e.g., Microsoft Schedule and Primavera).
 •  Familiarity with DESTINI Estimator software is a plus.
 •  Demonstrates excellent follow-up and attention to detail.
 •  Exhibits a sense of urgency on important matters.
 •  Highly organized and detail-oriented.
 •  Thrives in a fast-paced, deadline-driven environment.
 •  Possesses a team-oriented, collaborative, resourceful, and positive attitude.
 •  Displays excellent interpersonal and creative skills.

Salary Range:

 •  $95,000 to $120,000.
 •  Annual discretionary bonus based on company and individual performance.
