Tri Pointe Homes Coastal Carolinas is looking for an innovative individual to join our talented group as a Director of Construction.

Position Highlights: Assists VP of Operations/Construction in leading all aspects of the division’s onsite (and potentially offsite) field construction activities. Ensures effective hiring, training/development, retention and engagement of field construction team talent and effective operational execution of all field operations.
Acts as strategic partner and field implementer for execution of field construction team operational improvement goals and initiatives.

Position Responsibilities:

 •  Recruits, hires, evaluates, trains, develops, and retains a productive and highly engaged field construction team. Effectively mentors and trains Area Construction Managers and assists them to ensure they do the same for all direct reports.
 •  May additionally provide day-to-day leadership and supervision to certain assigned project/site construction managers and assistant construction managers. Spends majority of time in the field working side-by-side with and leading direct reports and working to optimize construction activities in all division communities.
 •  Leads division’s field construction college recruiting, internship/apprentice programs (with collaboration/support from VP Operations/Construction, HR and recruiting team members).
 •  Oversees and ensures the Company’s new team member onboarding process is consistently followed and effectively executed for all field construction team members. Effectively utilizes appropriate onboarding checklists/resources and ensures touchpoints and training are delivered timely and effectively to quickly optimize newly hired team member performance.
 •  Develops positive, teamwork, and achievement-oriented work environment and culture for staff in all field construction positions. Embraces change and solidifies team concept with Customer Care field personnel to attain the best results for customer experience.
 •  Models and reinforces actions consistent with the Company’s values, vision, and culture in line with the core leadership competencies listed on the following page(s).
 •  Works collaboratively with VP Operations/Construction and other departments to design and efficiently construct high-quality homes and improvements. Assists VP of Operations / Construction in developing and overseeing initial and ongoing production and execution of construction plans and specifications, as well as continuous improvement and value engineering efforts. Provides feedback on scopes of work and participates in regular review and edits to continually adapt to market conditions and product nuances. Coordinates plan revisions “red lines” as may be required through proper channels (product development, purchasing and/or project management).
 •  Assists VP of Operations/Construction in establishing cycle times for each product type and continually monitors/evaluates performance and adjusts schedules (appropriately) to meet business needs/realities.
 •  Utilizes Hyphen BuildPro and Tableau to identify trends and track performance to improve results and deliver a quality product at walk throughs. Establishes and reviews schedule templates, monitors and approves requests for template changes, and communicates these to senior management. Included in the above is indirect budget creation, management, and accountability.
 •  Ensures quality standards for materials, workmanship, and final product are upheld. Holds Area Construction Manager’s accountable for walking every unit, every week, to backfill what is shown in system generated reports. Is involved with model frame walk and model opening readiness to align with VP of Operations or Construction timlelines and business plan goals for active communities.
 •  Assists department VP Operations/Construction and Purchasing team with evaluation, selection, and training of trade partners to ensure achievement of quality and safety standards, construction schedules, and budgets. Ensures effective material usage and proper integration of new products and construction methods in the field.
 •  Collaborates with peer leaders to develop, implement and monitor effective field teams’ operational processes to achieve Company’s high standards for quality construction and customer satisfaction. Develops continuous improvement initiatives/goals and drives execution of such to optimize division construction team performance.
 •  Implements construction science improvements in products and installation methods to reduce costs and defects, and improve quality and customer satisfaction. Ensures compliance with standardized scopes of work.
 •  Responsible for all job site compliance programs including training on and implementation of scopes of work, meeting building codes, complying with environmental laws, SWPPP, OSHA, and other regulations. Is familiar with subcontractor agreements, including OCIP.
 •  Oversees all procedures necessary to maintain safe worksites.Implements Safety Program, ensures compliance by all team members, trade partners, and others who access construction sites and directs investigations and corrective actions for safety lapses. Assists in monitoring compliance with written safety program to include inspections, audits and state compliance appendix. This includes the use and training of safety application to identify trends.
 •  Ensures understanding and compliance with construction quality, internal control procedures, and practices. Can lead trade partner meetings to produce resolutions, increase production, and establish or reinforce guidance on new or existing processes.
 •  Implements and monitors systems to ensure that construction schedules are adhered to without compromising quality, safety, budgets and margin.
 •  Oversees efficient completion of all field construction work ranging from off-sites to 100% completion of homes at closing, and works closely withcustomer care to ensure timely and effective customer service.
 •  Assists customer care team with complicated repairs and works diligently to attain signs offs on New Home Orientation walk items prior to close of escrow.
 •  Effectively leverages systems such as Hyphen / Build Pro to monitor schedules and maintain effective and efficient communication. Ensures all field team members are trained and held accountable for consistent and effective usage of such systems. Trains and reviews system generated reports with Area Construction Manager’s on a regular cadence.
 •  Makes strategic adjustments to schedules and procedures based on business needs and field conditions. Tracks and can report on status of project and actuals for starts and deliveries.
 •  Leads field construction team in efforts to work highly collaboratively with other departments/individuals, including but not limited to sales and marketing, customer care, design studio, management, trades, permitting authorities, and customers to produce quality homes and improvements.
 •  Controls costs and manages quality through efficient scheduling, communication, and overall management. Works to resolve conflicts with trades, agencies, team as may result from accelerated schedules, weather delays, or other outside influences to the business.
 •  Assists VP with or may direct scheduling and oversight activities for model home complexes. Provides lead/support role as applicable to amenity construction.
 •  Assists management team with forecast and business plan updates. Schedules and monitors expenditures analyze variances and initiates corrective actions where necessary.

Position Qualifications:

 •  Bachelor’s degree or relevant equivalent work experience preferred.
 •  A minimum of 8 years experience in single (and potentially multi-) family construction management.
 •  2+ years of Area Construction Manager or equivalent experienced preferred.
 •  Strong people leadership and construction operations/management skills.
 •  Expert in construction sciences, strong knowledge of building codes and best practices related to construction and customer care/satisfaction.
 •  Demonstrated understanding of architecture, structural engineering, soils engineering, and other disciplines involved in land development and home construction, including reading plans and details for construction assemblies.
 •  Highly proficient in Hyphen BuildPro.
 •  Proficient in Microsoft applications including Outlook, Word, and Excel.

Physical Requirements:

 •  Position requires sitting, walking, standing, and project onsite surveying (standing, climbing stairs/ladders, etc.)
 •  Frequent driving to communities required.
 •  Environmental conditions vary depending on weather, stage of production, and where work takes place. Some of the following conditions apply at various times, hot, cold, wet, dry, muddy, humid, windy, calm, bright, dark, noisy, dusty, poor lighting, poor ventilation, temperature variations, fog, and rain. Airborne particles such as wood dust, drywall dust, etc. are common in the field environment.
