Director of Commercial Development
OVERVIEW
Larry H. Miller Real Estate (LHMRE) is searching nationwide to find two world-class Directors of Commercial Development to play critical roles in leading and executing two game-changing commercial projects in the Salt Lake City Utah area.
Position 1: The first project for this role is overseeing the development of the (100 acres in the heart of Salt Lake City's westside), which will include dining, retail, residential options, green space and trails, and a potential Major League ballpark.
Position 2: The first project for this role is leading the 1,300-acre South Jordan with an entertainment district and a minor league ball park.
Compensation: Competitive (DOE)
Location: Sandy, UT (out-of-state candidates must relocate to UT, paid by employer)
Reports to: VP of Commercial Development
WHAT YOU WILL DO
In this role, you carry out the company's development strategy for multiple projects including planning, design, feasibility, budgeting, business plan development, scheduling, permitting and entitlements, leasing, contracting and construction coordination, and other aspects of development.
This includes:
Strategy & Leadership
Supporting the president and the Company in implementing its strategic plan, refining the
and strategy, and aiding in the creation and achievement of success metrics
Establishing and maintaining effective systems-based processes and procedures for the project management and asset management staff
Enabling the commercial development project managers to complete their projects on time and on budget
Development & Project Financing
Directing the preparation of site plans for commercial, retail, and mixed-use projects of various densities
Planning, directing, and managing the activities of consultants performing due diligence and entitlement services to adhere to project schedules
Negotiating contracts and working with the LHMRE finance team to maximize capitalization of development projects based on the stage of development
Maintaining budget discipline from conceptual design through construction
Preparing preliminary development timelines and critical achievements for projects
Coordinating with city officials, utility companies, and other third-party entities throughout construction and building certification
Coordinating the completion of work and inspections to achieve targeted completion by required dates and obtain a Certificate of Occupancy from government officials
Maintaining current knowledge of regulations that might impact assigned projects
Aiding in the building start-up and coordinating turnover to the property management company
Understanding lease language to complete owner responsibilities and support the asset management team with leasing efforts
WHAT YOU WILL BRING
10 + years of related experience in commercial real estate development or management of commercial projects
Deep knowledge and experience in mixed-use commercial development that is similarly sized to the Daybreak and/or Power District projects (Entertainment District and/or Sports-anchored commercial development strongly preferred)
Strong leadership and management abilities to lead people through complexity
Strong project management and budgeting skills to coordinate with diverse teams and meet
deadlines; detail-oriented
Competency in reading and understanding civil engineering, grading, and utility plans
Proven track record of negotiating win-win deal terms
Strong working knowledge of entitlements, engineering, planning, and zoning issues
Demonstrable competency in strategic planning and business development
Working knowledge of data analysis and performance/operation metrics
Bachelor's degree required with extra consideration for MRED, MBA, or MSF
Collaborates: Builds partnerships and works cooperatively with others across the organization to achieve shared objectives
Plans and Aligns: Plan and prioritize work to meet commitments aligned with organizational needs and goals. Includes the ability to break down objectives into appropriate initiatives and actions while anticipating and adjusting effective contingency plans.

Physical Requirements
This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties.
This position requires working outdoors in all weather conditions (including but limited to, rain, snow, heat, hail, and around hazardous chemicals, dust, dirt, and other particulates.
Must be able to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
Regularly required to sit, stand, bend, reach, and move about the office setting
