Job Description
  • Manage full project lifecycle from preconstruction through closeout.
  • Oversee budgets, schedules, procurement, subcontractor buyout, and cost tracking.
  • Lead RFIs, submittals, change orders, pay applications, and project documentation.
  • Coordinate closely with Superintendents to ensure field execution aligns with scope, schedule, and safety standards.
  • Conduct owner and subcontractor meetings; maintain proactive communication.
  • Manage commercial and big‑box projects, often in fast‑paced or active environments.
  • Ensure quality control, compliance with plans/specs, and timely project delivery.
  • Represent the company professionally with clients, inspectors, vendors, and partners.

The Successful Applicant

A successful Commercial Construction Project Manager should have:

  • 4-10+ years of experience as a Project Manager or strong APM with PM‑level responsibility.
  • Commercial construction background required; experience with big‑box retail, tenant improvements, or national programs is a strong plus.
  • Comfortable managing multiple projects simultaneously.
  • Strong working knowledge of RFIs, submittals, change orders, cost reporting, and scheduling.
  • Ability to work independently while collaborating with a lean team structure.
  • Strong communication, organization, and problem‑solving skills.
  • Stable work history; professionalism is critical.
  • Local to Columbia, SC preferred (or willing to commute/relocate).
